What Changes the Price
Posts vs. pickets
Pickets are quick. Posts mean digging, new concrete and cure time. Post work costs the most.
Fence height
8 ft fences need longer boards and more labor than 6 ft fences.
Matching old wood
New cedar will not match an older gray fence right away. Staining after a repair helps it blend.
Access
Pools, AC units, trees and tight side yards slow the job.
Labor
Contractors charge about $50 to $100 an hour.
Haul-off
Disposal of old materials can add $50 to $150.
Repair or Replace?
Cost guides share a rule of thumb: if repairs cost more than about 50% of a new fence, replace it. A full replacement typically runs at $1,900 to $4,750.
Repair when:
- Damage is in one or two sections.
- Most posts are solid.
- The fence is fairly young and you like how it looks.
Replace when:
- Several posts are rotted at the ground.
- The fence leans along a long run.
- You keep paying for repairs every year.
- The wood fence is 15 to 20 years old.

DIY vs. Hiring a Pro
Good DIY jobs: re-nailing a loose picket, swapping a few pickets, tightening gate hinges, adding a gate anti-sag kit.
Hire a pro for: replacing posts, fixing a lean along several sections, rebuilding a gate frame, and storm damage.
A quick fix on a bad post often fails again after the next big wind. If the post is wobbly, fix the post, not just the boards.

DFW Notes: Soil, Storms, Permits and Neighbors
Clay soil and leaning posts. Much of North Texas has clay soil that swells when wet and shrinks when dry. Over time, that movement can loosen posts.
Spring storms. High winds knock down fence sections across DFW. A fallen section puts extra strain on the posts next to it, so fix it quickly.
Permits in Frisco. Frisco requires a fence permit for new and replacement fences. Repairing or replacing a small part of a fence, limited to two sections or 16 feet, does not need one (City of Frisco Building Inspections FAQ). Frisco's fence code also says a fence cannot lean more than 1 inch for every foot of height, and fences must be kept in good repair (Frisco Code of Ordinances, Article IX: Fences). McKinney and Plano have their own rules, so check with your city before a big repair.
HOA rules. Many HOAs require repairs to match the original fence style, height and color. Check before you change anything.
Shared fences. In Frisco, repair of fences on or about a shared private property line is the joint responsibility of both owners (Frisco Code of Ordinances, Section 18-493). Talk to your neighbor first, and check your survey if you are not sure where the line is.
Insurance. Homeowners insurance may cover fence damage from a covered event like wind, fire or vandalism. It usually will not cover wear and tear or rot. Read your own policy or call your agent.
Common Questions
Is it cheaper to repair or replace a fence? Repair is cheaper for damage in one or two spots. Once repair costs pass about half the cost of a new fence, or posts are failing all along the line, replacement usually wins.
How much does it cost to replace a fence post? Nationally, $120 to $600 per post. Call us for an on-site quote.
How much is it to fix a leaning fence? Typical national ranges run $200 to $800. If the lean comes from rotted posts, expect post replacement on top.
How much to fix a fence gate? Usually $100 to $400. A sagging wood gate is often a hinge, post or frame issue.
Can a handyman repair a fence? For a few pickets or a loose hinge, sure. For posts, leaning runs or storm damage, a fence contractor has the tools to set posts in concrete and keep the line straight.
Does homeowners insurance cover fence damage in Texas? Often yes for sudden damage from a covered peril like wind, and no for age or rot.
